The Project
Grand Cenia is a 24-storey mixed-use tower in Camputhaw, Cebu City, stacking four distinct occupancies — commercial, BPO offices, hotel, and residential — into a single building. Few tower types are harder to engineer: each occupancy carries its own load profiles, operating hours, and code requirements.
The engagement required a full MEPF design that serves all four occupancies from shared vertical infrastructure while keeping systems separable for metering, operation, and maintenance.
Scope Delivered
Mechanical
Air conditioning systems tuned per occupancy — 24/7 BPO cooling, hotel guest comfort, residential units — plus ventilation, exhaust, and smoke management provisions.
Electrical
Vertical distribution with occupancy-separated metering, load and demand analysis across four use types, emergency and standby power coordination, and auxiliary systems.
Plumbing
Zoned water distribution with storage and pumping, sanitary and wastewater risers serving diverse fixture loads, and storm drainage.
Fire Protection
Tower-wide sprinkler coverage, fire pump and standpipe systems, and life-safety coordination across occupancy types.
Challenges & Considerations
Buildings of this type require MEPF systems that resolve conflicting occupancy demands: BPO floors that run at full load overnight while residents sleep, hotel systems that must never visibly fail, and residential floors with individual metering expectations. Load diversity analysis, acoustic separation of plant, and clean occupancy zoning of risers are the engineering moves that make a four-occupancy tower operate as smoothly as a single-use one.
