The Project
The Linear is a 24-storey mixed-use commercial and residential building in Malugay, Makati City. High-rise towers in the Makati CBD demand MEPF engineering at a different level of rigor: vertical distribution across two dozen floors, mixed occupancies with distinct system requirements, and the full weight of high-rise life-safety codes.
The project called for complete MEPF design spanning the commercial podium and residential tower — from utility service entrances and vertical risers to unit-level systems and high-rise fire protection.
Scope Delivered
Mechanical
Residential and commercial air conditioning systems, ventilation and mechanical exhaust, and smoke management provisions for high-rise egress.
Electrical
Service entrance and vertical power distribution, load analysis across mixed occupancies, panel schedules, single-line diagrams, grounding and lightning protection, and auxiliary systems.
Plumbing
Zoned water distribution with transfer and booster pumping, sanitary and wastewater risers, and storm drainage for tower and podium.
Fire Protection
Sprinkler systems throughout, fire pump and standpipe design, and coordination with fire alarm and smoke management systems.
Challenges & Considerations
Buildings of this type require careful vertical zoning: water systems that manage pressure across 24 storeys, electrical risers sized for diversified mixed-use loads, and stair pressurization and smoke management that satisfy high-rise egress requirements.
