Project overview

The Project

Manila Ocean Park Phase 2 covered 2-storey hotel floors within the landmark Manila Ocean Park complex. Adding hotel floors inside an operating attraction is closer to surgical fit-out than greenfield design: new systems must integrate with existing building infrastructure without disrupting daily operations.

The project required MEPF design for the hotel floors — guest room comfort systems, power and lighting, plumbing, and fire protection — assessed against and integrated with the complex’s existing base-building provisions.

Mechanical

Guest room air conditioning, corridor and back-of-house ventilation, and exhaust systems integrated with existing building services.

Electrical

Hotel floor power distribution and metering, lighting design for guest areas, and tie-ins to the complex’s existing electrical infrastructure.

Plumbing

Guest bathroom plumbing, hot water provisions, and drainage integrated with existing risers and building systems.

Fire Protection

Sprinkler and extinguisher coverage for hotel occupancy, coordinated with the complex’s existing fire protection systems.

Engineering considerations

Challenges & Considerations

Projects of this type require careful assessment of existing capacity — can the base building’s chillers, risers, and fire pumps absorb the new hotel load, or do systems need augmentation? Construction sequencing around a continuously operating attraction, tie-in shutdowns negotiated to off-hours, and as-built verification of legacy systems are the constraints that separate fit-out engineering from new-build design.
